Kiryat Yam is one of the residential townlets built on sand-dunes along the seashore of Haifa Bay.

The built-up area mainly consists of three-storey uniform housing schemes with barely any architectural accent. Recently a small public and commercial center was built containing the town-hall with a public piazza and a cinema and shopping center adjoining the commercial piazza near the main road.

The new neighbourhood proposes to create a main pedestrian axis leading from the existing highway to the seashore and its future marina development. The four-to-five storey apartment blocks lining the pedestrian axis on both sides, create an interior boulevard, which widens into piazzas and gardens. The apartment blocks along the axis are raised on piloti to provide shade for pedestrians in summer and shelter from rain in winter. On the main visual points, high-rise buildings for apartments and hotels will be erected in future stages. The main object was to design and build an architectural ensemble with a strongly accentuated linear pedestrian core for the surrounding repetitive housing schemes in order to create a lively link beween the main access road and the future beach and marina development.
